Title Commitment
Premier APS prepares the commitment report using the information in Schedule A (Effective
Date, Proposed Buyer/ Lender information, current vesting owner and current deed’s recording
information), Schedule B – Section 1 (requirements), Schedule B – Section 2 (exceptions) and
Schedule C (legal description).
Tax Certifications
Premier APS prepares a detailed tax report on the subject property after gathering information
from the assessor/county offices by calling, faxing or mailing.
Title Policies
Premier APS reviews title commitments and prepares the final title policies on client’s
application / offline template.
Title QC
Title review is an important aspect of mortgage processing that protects the interests of both
the borrower and the lender. Premier APS pays a great deal of attention to this process and
reviews the title documentation to ensure that the collateral property is free of any legal
claims, liens and lawsuits.
Premier APS performs the title search and prepares the title on the last owner in title, and
also retrieve details on open liens, other encumbrances and current taxes.
Two Owner Search
In addition to current owner search, Premier APS performs search on the last two owners in
title and retrieves all relevant documents.
Full Title Search
Premier APS performs a full search for 20, 40 or 60 years as per requirement, and retrieves
details on chain deeds, open liens, easements / CCRs and tax information.
Update Search
Premier APS performs a title search from the effective date of the last title report to the
current date and retrieves all relevant details.
Payoff Processing
Premier APS contacts the lender/plaintiff to obtain the required payoff statements and
co-ordinates with the borrower to get the authorization for payoff processing, as required.
Subordination Processing
Premier APS obtains the subordination requirements from the lender of the existing open
mortgage and co-ordinates to obtain the subordination agreement from the subordinating
lenders.
Lien Release
Premier APS follows up and obtains the lien release certificate/ letters of indemnity from all
relevant parties and supports in recording these releases.
Curative Management
Premier APS co-ordinates with the various parties to track the records and ensures timely
completion of curative requirements.
Document Recovery
Premier APS follows up with the various parties to obtain documents and/or the required
information to assist in clearing any title issues.
Foreclosure Searches
Premier APS searches for any records of foreclosure issued to title or deed.
REO Search
Premier APS searches for any actions of REO to title or deed.
Lien Search
Premier APS searches title or deed for any liens.
